1) Don't tell her you've sold your flat.
2) Remember that advice is meant to be given but seldom taken.
3) Count yourself well out of it all ~ tell her you too have financial problems and cannot help.
4) Be pleased that you can now say "I told you so" ~ a small but immensely satisfying inner glow will result.
5) Withdraw from the whole thing & let her get on with it ..... A muttered "Yeah ~ Life can be a bitch" is not inappropriate.
