Can't see that working. The existing mortgagee will not release their Legal Charge over the property until the loan is redeemed IN FULL. Unless the purchasor is paying in cash and is prepared to wait until the ERC period has expired - Nick to continue paying the mortgage installments in the meantime - and then redeem in full, at which point the purchasor can obtain the Land Certificate.
